GENERAL PURPOSE OF JOB:

The multi-site property manager is charged with day-to-day operations to ensure a well-maintained building and / or apartment community. These responsibilities include implementation of policies and procedures as outlined in the SOGB as well as increasing revenues, supervising on site staff, and positive resident relations. Responsible for overseeing multiple properties and keeping abreast of all property needs.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Responsible for resident leases in accordance with state laws.
  • Responsible for weekly review of occupancy, rates and availability at each property. Communicating with Regional Property Manger any updates, or changes needed to rates.
  • Responsible for rent collection and proper posting to resident ledgers. Assist Regional Property Manager with in-house collections
  • Responsible to enforce rent procedures in accordance with the lease guidelines.
  • Assist in researching and being aware of all local, county, or state laws in regards to rent, and leasing. Ensuring the on-site teams are aware of such laws
  • Delinquent reporting is due twice per month and RCMI’s goal is to maintain a less than 2% delinquent.
  • Responsible to ensure all reporting is timely and accurate. Uploading of all reports/documents to internet cloud based filing system
  • Responsible for the rent roll and ensuring all accounting is current regarding monthly and daily processing.
  • Responsible for input of payables for the properties and working within a yearly operating budget.
  • Responsible for research of vendor statements to ensure accuracy in billing
  • Responsible to stay current with all company trainings, and accountable to ensure team is up to date with assignments in Grace Hill or training videos as assigned
  • Responsible for researching and assisting the Regional Property Manager with an accurate operating budget within time guidelines toward the end of each calendar year.
  • Review of all Contract services at the properties
  • Responsible for all safety issues including monthly staff meetings, compliance with all city and state safety codes, and resident information meetings when necessary.
  • Responsible in assisting the Regional Property Manager with all capital work on the property including the bidding process and budgeting the project.
  • Responsible for new leasing on the properties and reaching the occupancy goals of the properties according to the operating budget.
  • Strong customer service, assisting any on-site associates or resident concerns in a timely manner
  • Responsible for consistent and timely communication with corporate staffing
  • Assist Regional Property Manager with training of on-site associates
  • Maintain professional appearance at all times
  • Travel throughout the properties as assigned and walk the property, projects and / or vacant units as directed by Regional Property Manager
  • Additional projects as assigned by the Regional Property Manager or Regional Supervisor

EDUCATION and / or EXPERIENCE:

  • Multi-site property management preferred
  • Property management experience
  • High school diploma or GED equivalent

COMPUTER & EQUIPMENT SKILLS:

  • Microsoft Office
